Overview
The ad valorem tax, more commonly called property tax, is the primary source of revenue for local governments in Georgia. Ad valorem means "according to value." We bill for annual property taxes near the middle of September. The taxes are due 60 days after the mail-out date.
The tax notice is mailed to the owner on record as of January 1 of the current tax year. If you no longer own the property and receive the tax notice, please forward the notice to the new property owner. If you do not receive a tax notice by October 15, please contact this office at 912-576-3248.
County Board of Tax Assessors
The Board of Commissioners appoints the County Board of Tax Assessors to assess all property for tax purposes. The Board of Assessors must notify you if the assessed value of your property has changed.
You have forty-five (45) days from the date of the Notice of Reassessment to file an appeal with the Board of Tax Assessors.
According to law, assessments are based on 40% of the fair market value as of January 1 each year. If the fair market value of the property increases, the assessed value must also be increased. For information, please call 912-576-3241 or visit Georgia Tax Guide.
Pro-Ration
The Tax Commissioner is in no way involved in or responsible for the "pro-ration" of taxes between buyer or seller. The liability for taxes attaches to the owner as well.
